Background

The Housing Authority of the Cherokee Nation is seeking bids for the demolition and turnkey construction of one 2-bedroom, 2-bathroom replacement home located in Washington County. The project is necessitated due to the existing home's positive test for asbestos-containing materials (ACM), requiring safe work practices as outlined in the attached ACM report. The goal is to provide a new, compliant residential structure that meets local building codes and accessibility standards.

Work Details

The contractor will be responsible for all labor, materials, equipment, tools, permits, insurance, and supervision necessary to complete the project within 120 working days from the Notice to Proceed. Key tasks include: - Demolition of the existing home (approximately 1200 SF) and disposal of debris at a legal dump site. - Construction of a new residential structure with two bedrooms and two bathrooms, ensuring compliance with ADA standards (e.g., installation of ADA flush roll-in showers). - Installation of utilities including electric (underground from home to meter), water, and sewer connections. - Compliance with Davis-Bacon Wage Rates throughout the project. - Payment will be made in three phases: 30% upon completion of the slab; 30% upon completion of dry-in; and 40% upon final completion. - The contractor must ensure all work areas are kept clean and free from debris during construction.
