Housing Rehab - Nowata County

Background

The Housing Authority of the Cherokee Nation is issuing this solicitation for the rehabilitation of a home located in Nowata County, Oklahoma. The goal of this contract is to provide necessary repairs and improvements to enhance the living conditions of the residents. The agency aims to ensure compliance with Tribal rules and regulations while promoting local employment through TERO certification.

Work Details

The contractor will be responsible for various repairs including: - **Appliances:** Replace existing refrigerator with a new Energy Star compliant 20.2 C.F. top freezer refrigerator, replace existing vent-a-hood with a new 30" recirculating kitchen vent-a-hood. - **Carpentry:** Replace base kitchen cabinets with prefinished oak cabinets, install new post form countertop and backsplash, replace exterior entrance door with a pre-hung steel six-panel door, install new fire extinguisher, replace garage door jamb, replace siding with SMART SIDE PRODUCT, install new soffit and storm doors. - **Electrical:** Install new carbon monoxide detectors, ceiling fans with light kits, light fixtures over kitchen sink and in bathrooms, replace outlets including GFCI outlets. - **HVAC:** Replace central heating & cooling system (3 ton propane gas furnace) including all necessary electrical wiring and components. - **Plumbing:** Replace bathtub/shower drain, install new elongated commodes in bathrooms, replace lavatory faucets and vanity cabinets, install new stainless steel kitchen sink and faucet. - **Sheetmetal & Gutters:** Install K-style aluminum gutters across the front of the house.

Period of Performance

The work must be completed within 45 working days from the issuance of the Notice to Proceed (NTP). Work should commence within two weeks of notification.

Nowata County, Oklahoma.

Bidder Requirements

Bidders must be TERO certified through the Cherokee Nation Tribal Employment Rights Office; proof of certification must accompany all bids. Contractors must comply with insurance requirements including worker’s compensation and general liability coverage. All required documentation must be submitted within three days of notification of award.
