Walkway Improvements and Miscellaneous Repairs

Background

The Commonwealth of Kentucky is issuing this solicitation for the renovation of Shauntee Hall at Kentucky State University, a two-story classroom building originally built in 1971. The goal of the contract is to comprehensively overhaul the building to enhance its mechanical, electrical, and plumbing systems, improve overall functionality and aesthetics, and ensure full accessibility.

Work Details

The project will be executed in two phases. Phase 1 involves the renovation of an existing lab space (1,756 sq ft) within an unoccupied building. This includes site work for a new sidewalk and concrete pad, relocation of an existing exterior HVAC unit, installation of a new louvered screen wall, and interior renovations such as new doors and steel framing. Additionally, it includes unloading owner-provided equipment, new electrical work to connect power from the mechanical room to a new CNC lab, installation of a Unistrut system for equipment power and air supply, and installation of ADA-compliant temporary luxury restrooms with a walkway connector structure. Phase 2 encompasses both interior and exterior architectural work: cleaning and tuckpointing the exterior brick veneer; replacing windows on the first floor and clerestory windows on the second floor; minimal roof edge trim repairs; installing a louvered screening fence around five condensing units; raising the concrete sidewalk under the covered entry for ADA accessibility; cleaning and repairing louvers servicing an abandoned vacuum system; creating one-hour rated corridors on the first floor; renovating restrooms with new finishes and fixtures; reconfiguring classrooms and storage areas on the second floor to allow for gathering spaces; removing operable partitions; and installing new finishes throughout both floors.

The contract performance period is anticipated to begin upon award and continue through completion of both phases as specified in the project timeline.

The work will be performed at Kentucky State University located in Frankfort, Kentucky.

Bidder Requirements
