Countywide Chiller Maintenance and Service-Multiple Locations

Background

Monroe County, Florida, is seeking proposals for the routine maintenance and service of all County-maintained chillers and their associated components across multiple locations. The Facilities Maintenance Department oversees this contract to ensure that facilities are maintained at the highest possible standard while complying with life safety and environmental requirements.

Work Details

The selected contractor will provide routine repair and maintenance, preventative maintenance, and emergency services on chillers. The scope of work includes but is not limited to: - Routine inspections and servicing of chillers - Preventative maintenance tasks as outlined in Exhibit 'A' of the RFP - Emergency repair services as needed - Customization of the maintenance program based on provided pricing - Additional services for repair, replacement, or upgrade of major components upon request from the County. All current service locations are identified in Exhibit 'A', covering areas from Key West to Key Largo.

Period of Performance

The contract will commence upon award and is expected to continue until May 2026. Specific milestones include proposal submission by June 17, 2026, and an anticipated award date on July 15, 2026.

Place of Performance

Services will be performed at various locations throughout Monroe County, Florida, specifically from Key West to Key Largo.

Bidder Requirements

Bidders must be licensed HVAC contractors with a Type III or Universal Certification. They must provide evidence of qualifications to inspect, test, maintain, treat, and service cooling towers and chilled water systems. Additionally, bidders must submit a completed Local Preference Form if applicable and provide proof of a Monroe County Local Business Tax License prior to contract award.
