Lessor is responsible for all costs related to design alternatives and review submittals. 3. Development of loading dock areas, including separation from public entrances, internal staging areas, and direct access to freight elevators. 4. Provision of trash rooms adjacent to loading docks with adequate space for sorting and recycling. 5. Installation of emergency power backup for critical systems such as alarms and lighting. 6. Adherence to National Environmental Policy Act requirements, including necessary response actions for environmental conditions. 7. Engagement of a preservation architect for compliance with the National Historic Preservation Act when alterations affect historic properties. 8. Submission of detailed construction documents (CDs) covering all mechanical, electrical, plumbing, fire protection, life safety, lighting, structural, security, and architectural improvements. 9. Regular progress reports during construction detailing work completion percentages by phase and trade. 10. Coordination of inspections by GSA representatives during construction.
