The goal of this contract is to provide a suitable environment for VA personnel to deliver services to veterans, ensuring that the space is designed for maximum co-location of staff and patient services. Work Details The leased space must meet specific requirements including: - Contiguous office space in a professional and aesthetically pleasing building, either new or modernized. - Fully serviced lease including janitorial services, basic cable, guest high-speed internet Wi-Fi, security monitoring, and maintenance. - All rooms (except Telecommunications Room) should be master keyed with locking mechanisms approved by the VA. **Room Requirements:** A. **Entrance / Exterior** 1. Vestibule at public entrance to mitigate weather impact. 2. Power-assisted front entrance door. 3. Entry control system for remote access by VA staff. 4. Exterior GFI outlet and outlet for Mobile Vet Center. 5. Flagpole for US Flag display with proper illumination. 6. Lighted EXIT signs with battery backup. B. **Lobby Area** 1. Quadraplex data and electrical outlets. 2. Dimmer light switch and luxury vinyl tile flooring. 3. Access-controlled doors to clinical areas with glass panels. 4. Corridors minimum of 5 feet wide with vinyl corner guards. 5. Drinking fountain with ADA compliance and maintenance by Lessor. 6. Cable TV service and guest Wi-Fi provided by Lessor. 7. Smoke detector with battery backup and voice alert. C. **Restroom (Male and Female)** 1. ADA accessibility features including grab bars and power-assisted doors. 2. Solid core wood doors with soundproofing features. 3. Commercial-grade toilets with automatic flushers and touchless dispensers maintained by Lessor. D. **Reception Area** 1.
