Work Details

The contractor will be responsible for performing a minimum sixty-year title examination, which includes: 1. Parcel identification number 2. Legal description 3. Current assessment value 4. Current tax amount and payment status 5. Copies of deed(s) in the chain of title 6. Copies of open mortgages and mortgage-related documents 7. Copies of documents relating to partial rights (e.g., mineral rights) 8. Copies of open recorded judgments, liens, probate documents, and foreclosure filings 9. Bankruptcy filings 10. Copies of recorded easements, covenants, restrictions, and access documents 11. Notation of discrepancies found within search-related documents. Additionally, the contractor will prepare and deliver a title report or title insurance commitment that includes all encumbrances affecting the property. The report must identify any discrepancies about the property's boundaries disclosed in land records. The contractor must also issue an owner's policy of title insurance in standard ALTA format without exceptions for unfiled mechanics' liens.

Period of Performance

The initial term of the contract will be two years from the commencement date, with three successive one-year renewal options available.

Place of Performance

The services will be performed by the contractor at locations specified by the Department of General Services within Virginia.

Bidder Requirements
