Developer Services for Fulton Industrial Circle Boulevard

Background

Fulton County, Georgia is seeking development proposals from qualified developers or development teams to redevelop three county-owned parcels located at 4330, 4334, and 4336 Fulton Industrial Circle Boulevard. The County aims to stimulate redevelopment along the Fulton Industrial Boulevard corridor by targeting blighted properties that have historically been sources of nuisance and criminal activity. The selected developer will be expected to demonstrate previous project experience and financial capabilities to successfully deliver the development project.

Work Details

The scope of work includes but is not limited to: conducting an environmental review, refining the development concept and financial model, negotiating agreement terms with the County, obtaining project entitlements, and securing project funding. The County seeks innovative and financially resilient development plans that enhance the aesthetics of the area while providing feasible commercial uses such as light or boutique industrial spaces, educational organizations, professional office space, retail options, and more.

Period of Performance

The contract will commence upon issuance of a Notice to Proceed (NTP) and shall continue for a period of 2 months or until the signing of an Exclusive Negotiating Agreement (ENA), whichever comes first.

Place of Performance

The work will be performed on three parcels located at 4330, 4334, and 4336 Fulton Industrial Circle Boulevard in Fulton County, Georgia.

Bidder Requirements

Proposers must comply with all submittal requirements outlined in Section 3.0 of the RFP. Additionally, bidders must provide proof of registration with the E-Verify program as required by the Georgia Security & Immigration Compliance Act. If a proposer is a Georgia corporation, they must submit evidence from the Secretary of State confirming good standing prior to contract execution.
