Background

The University of Minnesota is seeking information from developers regarding future housing options on the St. Paul campus. The campus, which is currently underutilized, aims to attract a new demographic of students who value community and academic engagement. Work Details

The University is looking for proposals to replace the existing Bailey Hall, which has 496 beds and has shown fluctuating occupancy rates between 64% and 86%. The new housing development should accommodate between 100 to 500 beds primarily for first and second-year undergraduate students, upper division students, and possibly single graduate students or faculty and staff. The housing type should include traditional student living apartments or configurations that support communal living with universal design features. Each floor must have kitchen(s) and living space(s), with a preference for predominantly single occupancy rooms with included bathrooms. Developers are encouraged to propose amenities that enhance student life and address concerns about 'FOMO' (fear of missing out) related to campus life on the East Bank. Sustainability measures must be integrated into design, construction, and operational standards.
