Background UK King’s Daughters Medical Center is seeking the services of an experienced construction management firm to provide full-service construction management for the improvement of Medical Facility 3 at Health Park. The project involves the build-out of two standard medical practice offices with a shared waiting area, utilizing 10,000 square feet of shelled space. The total project budget is approximately $3,500,000, with a maximum construction budget of around $3,215,000. The selected Construction Manager (CM) will work closely with the Owner and design consultants to ensure the project is completed within budget and on schedule. Work Details The CM will provide comprehensive construction management services including: 1. Assistance and advice during the design phase. 2. Management services throughout the construction process. 3. Holding all construction contracts except where the Medical Center opts for separate contracts. 4. Transitioning from a pure agency relationship during Phase 4 Bidding to a lump-sum at-risk contract. 5. Ensuring compliance with all applicable laws and regulations as governed by the Commonwealth of Kentucky. Period of Performance The contract period will commence upon award and is expected to continue through the completion of the project, which is anticipated to be finalized after Board of Trustees approval. Place of Performance The work will be performed at UK King’s Daughters Medical Center located in Russell, Kentucky.
