The Town of Narragansett, Rhode Island, is seeking qualified vendors to enter into a long-term lease for a restaurant located at 95 Middlebridge Road. The property, purchased by the Town in September 2012, includes eight buildings and has historically hosted popular restaurant operations. The first floor of the building has been unoccupied since Hurricane Sandy in 2012. The Town aims to establish a lease for this commercial space to revitalize it for restaurant use.

Work Details

The successful bidder will be responsible for: - Modifying the building to prepare it for restaurant use, including obtaining all necessary permits and a Certificate of Occupancy. - Purchasing and maintaining all required equipment and furnishings such as HVAC units, fire suppression systems, and lighting. - Ensuring compliance with health regulations and maintaining cleanliness in the restaurant area. The first-floor area is approximately 996 square feet, while the second floor is about 840 square feet. The On-site Wastewater Disposal System (OWTS) can support a light fare restaurant but may require modifications for full-service operations. The vendor must not operate fast food or chain restaurants on the premises.

Period of Performance

The lease will be considered for a term of ten years, commencing within 90 days after the issuance of the Certificate of Occupancy.
