Background

The North Kingstown School Department (NKSD) is seeking qualified bidders to provide Heating, Ventilation, and Air Conditioning (HVAC) Maintenance, Boiler, and Burner Repair Services. The goal of this contract is to ensure the efficient operation and maintenance of HVAC systems across multiple school facilities in North Kingstown, Rhode Island.

Work Details

The contractor will be responsible for the maintenance and repair of various HVAC systems including Burnham, AAON, Lockinvar, HB Smith, Honeywell, Hydrotherm, Johnson Controls, Kewanee, Patterson Kelly, Siemens, Trane, Weil McLain, York, and Viessmann. Specific tasks include: - Routine maintenance such as scheduling work orders and inspections on HVAC equipment (Split-Systems, Packaged Units, Air Handlers). - Preventive maintenance programs (oil and greasing, belt adjustments). - Diagnostic repairs and replacement parts for reliable operation of HVAC equipment. The contractor must be licensed in Rhode Island for all trades included in this RFP and cannot subcontract services without prior authorization. Compliance with RI Prevailing Wage Requirements is mandatory. All service requests must be processed through the Supervisor of Plant Services office.

Period of Performance

The contract is for one year with two additional one-year options from July 1, 2026 through June 30, 2029.

Place of Performance

Services will be performed at various facilities within the North Kingstown School Department including North Kingstown High School and ten other elementary and middle schools located in North Kingstown, Rhode Island.

Bidder Requirements

Bidders must have a valid Rhode Island license for all trades involved in the RFP. They must also provide copies of licenses and insurance with their bid offer. Bidders are required to conform to NFPA 70E standards for electrical safety and OSHA regulations. All contractor employees must pass a RI State BCI check before commencing work. Proposals must include certifications that comply with all relevant statutes and regulations.
