Background The USDA Agricultural Research Service (ARS) requires annual preventive maintenance for Multistack Chillers, Humidifiers, and Backflow Preventers at their Center for Grain and Animal Health Research (CGAHR) located at 1515 College Avenue, Manhattan, Kansas. This contract aims to ensure optimal performance of equipment that delivers cooling and environmental control to laboratory spaces. Work Details The contractor is responsible for providing annual preventive maintenance services which include: 1. **Multistack Chiller Preventative Maintenance**: - Inspect electrical systems for operation, maintenance, and repair. - Verify operation of electrical service disconnect for HVAC chillers. - Test motors, starters, contactors, relays, and electrical terminals. - Log amperages and voltages on compressor motors and other components. - Check refrigerant levels and inspect for leaks. - Clean/degrease units as necessary. 2. **Condair/Nortec Steam Humidifier Service**: - Remove and clean scale collector tank and steam cylinder. - Inspect water supply hoses and connections. - Ensure proper operation of the RO system if applicable. 3. **Backflow Preventer Testing and Service**: - Inspect backflow preventers for discharge from the relief valve. - Perform testing in compliance with local codes and file necessary paperwork with the City of Manhattan.
