Four-Year HVAC Maintenance Services for Headquarters and Laboratory Facilities

The selected Bidder shall provide maintenance services for all heating, ventilation, and air conditioning (HVAC) systems associated with the Owner's Headquarters and Central Laboratory facilities. The Headquarters facility, located at 260 W. Seeboth Street, Milwaukee, Wisconsin, is a 58,500 square foot, four story building with a basement. The Headquarters facility supports several District functions including administrative, environmental, and technical services. The Central Laboratory facility, located at 250 W. Seeboth Street, Milwaukee, Wisconsin, is a 41,000 square foot, two story building. The Central Laboratory facility supports the Owner's laboratory and information technology (IT) functions. The selected Bidder will perform preventive HVAC maintenance in accordance with manufacturers' recommendations and industry standard practices, with maintenance frequencies defined within these Contract Documents as minimum requirements. The selected Bidder shall also provide a comprehensive program of adjustment, temperature calibration, and temperature control maintenance including calibration of office thermostats, preventive maintenance, and emergency service for all HVAC network controllers and Variable Air Volume (VAV) controllers throughout the Headquarters and Central Laboratory facilities.
