Background

McHenry County is seeking proposals from qualified General Contractors to establish a Master Agreement for general trades work, specifically for a fast-track interior reconfiguration project at 400 Russel Ct., Woodstock, IL. The goal of this contract is to facilitate minor renovations within an occupied public facility while ensuring minimal disruption to ongoing operations.

Work Details

The scope of work includes: 1. Minor interior partition wall framing, demolition, and drywall installation. 2. Hanging of interior doors and commercial-grade hardware. 3. Minor electrical modifications and adjustments. 4. Relocating existing HVAC supply/return diffusers in limited areas of the building. 5. Possible flooring replacement and finish painting. 6. Other minor elements of standard interior commercial renovation such as selective demolition, rough and finish carpentry, drywalling, painting, acoustical ceilings, and door/hardware installations.

Period of Performance

The project will be multiphase with Phase 1 expected to begin on or about August 3, 2026. All phases must be completed by December 14, 2026.

The work will take place at 400 Russel Ct., Woodstock, IL.

Bidder Requirements

Bidders must demonstrate experience with clean and safe renovations in occupied facilities. A dedicated site superintendent must be assigned to oversee the project on-site during all active phases. The contractor must provide verifiable references for similar projects completed within the last twelve months.
