The Town of Narragansett, Rhode Island, is issuing a Request for Proposals (RFP) for the development of affordable housing on two abutting parcels of vacant land located on Boston Neck Road. The goal of this contract is to solicit proposals for the development and potential disposition of this land, which totals approximately 2.61 acres. The Town aims to create residential units that provide affordable housing options, including year-round rentals and homeownership opportunities.
The selected contractor will be responsible for the development of affordable housing units that meet the following criteria: - Development of a maximum number of either homeownership residential housing or year-round rentals, or a combination of both as per RIGL § 45-53-4. - Two-thirds of the units must be sold or rented at 80% Area Median Income (AMI) or less, and one-third at up to 100% AMI. - A significant percentage of units should accommodate families with more than one individual, with a minimum requirement of two bedrooms. - The project must comply with Green Building guidelines and include strategies for site development, water efficiency, energy efficiency, renewable energy sources, and indoor environmental quality. - Required analyses include wetland determination, Class 1 land survey, water table analysis, Phase 1 Environmental Site Assessment, and easement analysis. Each analysis must be reported to the Town.
The proposals are due by July 6, 2026. The timeline for project completion will be determined based on the proposal review process and subsequent approvals.
The contract will be performed on the Town-owned property located on Boston Neck Road in Narragansett, Rhode Island.
