Housing Replacement - Tulsa County

Background

The Housing Authority of the Cherokee Nation is seeking bids for the demolition and turnkey construction of one 2-bedroom, 1-bathroom replacement home located in Tulsa County. The project aims to replace a home that has tested positive for Asbestos Containing Materials (ACM), necessitating safe work practices as outlined in the attached ACM report. The goal is to provide a new, compliant residential structure that meets the needs of the community.

Work Details

The contractor will be responsible for all necessary labor, materials, equipment, tools, permits, insurance, and supervision to complete the project. Key tasks include: - Demolition of the existing structure (approximately 1200 SF) and disposal of debris at a legal dump site. - Construction of a new 2-bedroom, 1-bathroom home with specific requirements for ADA compliance, including features such as roll-in showers and accessible door hardware. - Installation of HVAC systems, plumbing fixtures (including ADA-compliant toilets), and electrical systems with specified finishes. - Adherence to Davis-Bacon wage rates and local building codes throughout the project. - Completion of all work within 120 working days; penalties apply for delays beyond this timeframe.

Period of Performance

The entire project must be completed within 120 working days from the issuance of the Purchase Order (P.O.), which acts as the Notice to Proceed.

Bidder Requirements

Bidders must provide proof of current certification from the Cherokee Nation Tribal Employment Rights Office (TERO) with their bid. Additionally, bidders must comply with all insurance requirements including general liability and workers' compensation coverage. Bidders are also required to submit various forms including a Non-Collusive Affidavit and a Previous Work History Form.
