Due to the nature of the agency's work and the sensitivity of some of the visitors, the Agency's space should not be located on the same floors of the same building as law enforcement elements of the Department of Homeland Security or other law enforcement offices where police actions are frequently observed. - Building must be Class A. - Access to accessible public transportation should not exceed .25 walkable miles from the building entrance. The United States Government intends to evaluate the renewal of a lease, with the Lessor of 33 Whitehall Street, New York, NY 10004 for 39,721 rentable square feet (RSF),yielding 24,733 ANSI-BOMA office area square feet (ABOASF) of office and related space, to extend the term for an additional five years effective September 18, 2026, to September 17, 2031.The Government will use the information it receives in response to this advertisement from potentially interested vendors with available existing office or suitable space as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive employee downtime. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
