Background

The Committee for Public Counsel Services (CPC) is seeking to lease up to five premises, each approximately 5,000 square feet of usable area, in the cities of Framingham, Lowell, Malden, Roxbury, and Worcester. The Division of Capital Asset Management and Maintenance (DCAMM) is managing this request for proposals (RFP), which aims to secure suitable office space for the CPC's operations. The contract will be for a term of one year with an option to extend.

Work Details

The RFP seeks proposals for office space that meets the following criteria: - Each premise should have a usable area between 4,000 to 6,000 square feet. - Proposals must include a completed License Proposal form along with required attachments. - The proposed property must comply with all specifications outlined in the RFP before occupancy. - Proposers must confirm that the proposed landlord will enter into a license agreement substantially in the form provided in the RFP without material modifications. - Proposals should include details about the total annual rent, including base rent and estimates for utilities and services. - Landlords are responsible for all improvements necessary to meet CPC's requirements as specified in the RFP.

Period of Performance

The contract will be performed over a period of one year from the date of occupancy, with an option for extension.

Place of Performance

The geographic locations specified for performance include Framingham, Lowell, Malden, Roxbury, and Worcester in Massachusetts.

Bidder Requirements

Proposers must be eligible as defined in the RFP and provide documentation confirming compliance with state tax obligations and other legal requirements. Additionally, landlords must provide a statement under oath listing all persons with a beneficial interest in the property and certify compliance with Executive Order No. 481.
