Osage Beach Dog Park Bathroom

Background

The City of Osage Beach is seeking proposals for the design and construction of a permanent, ADA-accessible restroom facility at the Dog Park located in Osage Beach City Park. The goal is to provide a durable and low-maintenance structure that meets all applicable accessibility standards and local building codes.

Work Details

The selected design-build firm will be responsible for: - Conducting site assessment and coordinating with City staff. - Providing full architectural and engineering design services. - Preparing construction documents and permit applications. - Constructing a permanent, ADA-compliant restroom structure with at least one accessible unisex restroom. - Connecting utilities (water, sewer, electric) and coordinating with relevant utility departments. - Applying appropriate exterior finishes suitable for the park environment. - Installing fixtures, ventilation, lighting, and other necessary components. - Completing all required inspections and providing closeout documentation.

Period of Performance

The anticipated timeline for the project includes issuing the Notice to Proceed by August 1, 2026, with expected project completion by September 31, 2026.

Bidder Requirements

Bidders must have or obtain a City merchant’s license. They are required to provide proof of insurance covering comprehensive general liability ($3 million), automobile liability ($1 million), workers’ compensation (statutory requirements), and builder’s risk insurance covering the contract price. Bidders must also submit references from similar completed projects.
