Adult Recreation Center Roof Replacement

Background

The Town of Los Gatos is issuing a contract for the Adult Recreation Center Roof Replacement project. The goal of this project is to replace the existing built-up tar and gravel roofing system to ensure the facility remains functional and safe for public use.

Work Details

The contractor will be responsible for removing and replacing the existing built-up tar and gravel roofing system, which includes: - Removing existing gravel ballast - Roofing felts - Asphalt layers - Wet or damaged insulation - Flashings - Edge metal - Roof penetrations - Accessories as needed. The new installation will include a fully adhered multi-ply built-up roofing system with gravel surfacing. Specific tasks include: - Tearing off the existing roof down to the structural deck - Disposing of debris according to local regulations - Protecting landscaping and HVAC units - Inspecting substrate for deterioration - Replacing damaged decking - Verifying and removing all moisture-compromised materials - Installing new jacks, sleeper covers, drain rings, and through-wall drains - Adding walk pads for maintenance access - Installing new flashings per manufacturer requirements and California Building Code - Installing a vapor barrier where required - Ensuring insulation complies with California Title 24 energy requirements - Installing a three- or four-ply fiberglass felt roofing system embedded in hot asphalt - Applying ASTM-compliant roofing asphalt. Additionally, the contractor must provide positive drainage toward roof drains without standing water after precipitation and maintain warranty requirements including a minimum twenty-year manufacturer No Dollar Limit warranty covering materials and ten years covering labor.

Period of Performance

The work must be completed within 60 working days from the start date specified in the Notice to Proceed.

The work will be performed at the Adult Recreation Center located in Los Gatos, California.

Bidder Requirements

Bidders must be registered with the California Department of Industrial Relations to perform public work. The project is subject to prevailing wage requirements applicable to the locality. Contractors must comply with all applicable federal, state, and local codes and regulations.
