Background

The Southern District Division of Facilities Management is seeking a qualified vendor to provide water treatment chemicals and maintenance services for cooling towers, closed-loop systems, and boiler plant operations. This initiative aims to ensure optimal performance and longevity of these systems primarily located at the Colorado Mental Health Institute at Pueblo and other facilities within the district.

Work Details

The contractor will be responsible for providing all necessary labor, materials, equipment, parts, and other items required to perform water treatment services. Specific tasks include: - Weekly monitoring and documentation of cooling tower systems including makeup water hardness, conductivity, Trasar levels, free chlorine, alkalinity, chemical pump operation verification, and inspection of chemical feed lines. - Conducting required testing for cooling towers and closed-loop hydronic systems as per specified control levels and frequencies. - Providing boiler plant water treatment services including regular testing for parameters such as pH, alkalinity, dissolved oxygen levels, and corrosion control. - Ensuring all treatment chemicals are approved for discharge into sanitary sewers while maintaining performance standards to prevent scaling, corrosion, pitting, and biological fouling in all systems.

Period of Performance

The anticipated contract start date is June 1, 2026. The initial term of the contract is one year with options to renew for up to four additional years.

Place of Performance

Services will primarily be performed at the Colorado Mental Health Institute at Pueblo and other locations within the Southern District Division of Facilities Management campus.
