26-63-SPS Lease at Collins Middle School for Youth Outreach

Background

The City of Salem, Massachusetts is offering a lease for space at Collins Middle School located at 29 Highland Avenue. This space is intended for a nonprofit youth-serving program that may include a drop-in center for youth, as well as afterschool, vacation, and summer programming. The goal of this contract is to provide a facility that supports youth engagement and development.

Work Details

The lease includes approximately 9,856 square feet of space in rooms 401, 402, 403, 404, 405, 409, 438, and 439. The leaseholder will have non-exclusive access to the school's cafeteria, gymnasium, and Bertram Field when school is not in session. The leaseholder is responsible for all necessary renovations to suit the building for the proposed use. Janitorial services are provided at an additional cost of $100 per month. Rent starts at a minimum of $2,200 per month and must be paid by the first day of each month.

Period of Performance

The initial lease term is three years starting July 1, 2026, with an option to renew for two additional one-year terms.

Bidder Requirements

Proposers must have a minimum of three years' experience operating a similar organization and must provide evidence of $1 million property and casualty insurance naming the City of Salem as the insured. Proposals must include a signed non-collusion form and comply with all applicable laws.
