Cook Co School District Construction Professional for Facility Renovations & New Construction

Background

The Cook County School District (CCSD) is seeking proposals from construction firms to provide services through the Construction Management at Risk delivery method for Facility Renovations and New Construction. This initiative includes renovations of Cook Primary School, Cook Elementary School, and Cook Middle School, as well as new construction at Cook High School. The total budget for this project is $23,800,000.

Work Details

The project consists of the following: 1) Renovation of Cook Primary School (124,308 sq ft) with a budget of $6,075,000. This includes selective demolition and replacement of interior finishes along with various mechanical, plumbing, and electrical renovations. Work will occur during nights, weekends, school holidays, and summer breaks from December 2026 to December 2027. 2) Renovation of Cook Elementary School (102,264 sq ft) with a budget of $7,050,000 under similar conditions as above. 3) Renovation of Cook Middle School (118,767 sq ft) with a budget of $5,800,000 under similar conditions as above. 4) Construction of a new multipurpose building at Cook High School (12,000 sq ft) with a budget of $4,875,000 that includes site work and facilities such as restrooms and food service areas.

Period of Performance

The anticipated preconstruction period is from August 2026 to December 2026. Construction is expected to begin on December 20, 2026 and conclude by December 31, 2027.

Place of Performance

The work will be performed in Adel, Georgia at the respective school locations within the Cook County School District.

Bidder Requirements

Bidders must provide evidence of compliance with the Immigration Reform and Control Act of 1986 and the Georgia Security and Immigration Compliance Act. They must also demonstrate sufficient bonding capacity for the total cost of work and provide a letter from their bonding company confirming this capacity. Additionally, bidders must have current Commercial General Liability Insurance and Workers' Compensation Insurance as required by Georgia law.
