Roof Inspections for North Region ANG Facilities

Background

The Alabama National Guard, State Military Department, is seeking to establish a contract for annual roof inspections of designated armories and associated facilities. The goal of this contract is to ensure that roofs are properly maintained, issues are documented in detail, and preventative actions are identified to protect facility assets from damage and deterioration.

Work Details

The Vendor shall perform the following services: 1. Conduct one complete roof inspection per year for each designated facility covering structural integrity, drainage systems, and penetrations. 2. Inspect for water intrusion, failed seals, punctures, membrane separation, flashing deterioration, clogged drains/gutters, and any evidence of moisture infiltration. 3. Provide a detailed written report including photos of all observed deficiencies with location references, a roof condition assessment with justification (rating system: Excellent, Good, Fair, Poor), detailed recommendations for corrective action with suggested material types, and an estimated timeline for issue progression if not addressed. 4. Perform additional inspections if leaks are reported between annual inspections at an agreed hourly rate with reports delivered within 5 business days. 5. Draft a detailed scope of work outlining repair methods and materials for deficiencies identified during inspections; no repair work is to be performed without prior written approval from the Owner.

Period of Performance

The Agreement shall remain in effect for a period of one year from the date of execution with options to extend annually based on performance review and compliance.

Place of Performance

Inspections will be conducted at various Alabama National Guard facilities across the state.

Bidder Requirements

Vendors must provide proof of a valid State of Alabama business license and maintain liability insurance coverage of at least $3 million with $1 million per occurrence. Vendors must also hold Workman’s Compensation Insurance at a minimum of $1 million and Automobile Liability at a minimum of $1 million. All vendors must possess necessary certifications and licenses as required by State law.
