Floor Replacement at Courthouse and Miramonte Building

Background

San Miguel County is seeking to improve the interior appearance of two public buildings located in Telluride, CO: the historic County Courthouse and the Miramonte Building. The County Courthouse, built in 1887, serves as a hub for County employee offices and public services. The Miramonte Building contains commercial spaces and County employee offices. Both buildings have flooring that is in need of replacement.

Work Details

The contractor will be responsible for the removal of existing flooring (primarily carpet and vinyl tiles) and the installation of new commercial-grade carpet and luxury vinyl plank or tile flooring in the following areas: 1. Miramonte Building 2nd Floor: 900 SF new carpet and 2,500 SF new vinyl tiles or planks. 2. Miramonte Building 3rd Floor: 2,900 SF new carpet and 3,400 SF new vinyl tiles or planks. 3. Courthouse 1st Floor: 4,500 SF new carpet and 30 SF new vinyl tiles or planks. 4. Courthouse 2nd Floor: 2,900 SF new carpet and 500 SF new vinyl tiles or planks. The contractor must provide all materials, labor, tools, and related services for the project. Specific requirements include: - Modular carpet tiles for closed office spaces (approximately 3,800 SF). - LVT, LVP, or VCT flooring for hallways and open areas (approximately 5,900 SF). - Removal of existing carpets under stairs. - Installation of a new 4-inch vinyl wall base throughout the project area. - Preparation of existing floors to receive new flooring by removing debris and leveling surfaces.

Period of Performance

The project is expected to commence after contract award on June 16, 2026, with completion anticipated by September 30, 2026.

Place of Performance

The work will be performed at two locations in Telluride, Colorado: the historic County Courthouse at 305 W Colorado Ave and the Miramonte Building at 333 W Colorado Ave.

Bidder Requirements

Contractors must be experienced and insured flooring contractors. A mandatory pre-bid site visit is required. Proposals must include a transmittal letter outlining capabilities, staff experience descriptions, sample projects similar to the scope requested, and fee estimates for total project costs including tasks outlined in the scope of work.
