Low Rent Repairs - Cherokee County

Background

The Housing Authority of the Cherokee Nation is issuing this solicitation for the rehabilitation of a home located in Cherokee County. The goal of this contract is to provide necessary repairs and improvements to ensure the home meets safety and livability standards. The agency's mission includes providing quality housing and services to the Cherokee Nation community.

Work Details

The contractor will be responsible for various repair services including: 1. Appliances: Replace existing cooktop with a new 4-burner gas cooktop, install a new Energy Star compliant refrigerator (minimum 18.2 C.F.), and replace an existing vent-a-hood with a new 30" external vented model. 2. Carpentry: Replace base cabinets with pre-finished oak cabinets, install a new countertop and backsplash, replace interior door trim, and replace wall hung cabinets with new pre-finished oak cabinets. 3. Drywall & Finish: Replace drywall in specified areas, including taping, bedding, texturing, and painting to match existing surfaces. 4. Paint & Finish: Paint walls and ceilings in designated areas with two coats of paint after minor surface repairs. 5. Plumbing: Install a new stainless steel kitchen sink and faucet, remove and replace an existing urinal in bathroom #1, and replace the existing gas water heater with a new unit while ensuring all connections meet code requirements.

Period of Performance

The work must be completed within 20 working days from the notice to proceed (NTP), which will be issued within two weeks of contract award.

Place of Performance

The work will be performed at a specified residential location in Cherokee County, Oklahoma.

Bidder Requirements

Bidders must be TERO certified through the Cherokee Nation Tribal Employment Rights Office; proof of certification must accompany all bids. Additionally, bidders are required to submit insurance certificates including general liability, auto insurance, and worker’s compensation insurance or an affidavit of exempt status within three days of notification of award.
