RFP for Caretaker/Tenant Mordecai Lincoln Property

Background

The Town of Scituate, Massachusetts, is seeking qualified proposers to serve as caretaker and lease the caretaker’s cottage at the historic Mordecai Lincoln Property located at 62 Mordecai Lincoln Rd, Scituate, MA. The goal of this contract is to promote the historic preservation of the building through on-site caretaking and facilitate public access to the property. The Select Board anticipates entering into a lease and potentially a management services agreement covering the expected caretaking services.

Work Details

The selected proposer will be responsible for: 1) Paying all utilities including electrical, oil, and cable & broadband charges attributed to the building. 2) Obtaining and maintaining renter’s insurance. 3) Seeking approval from the Facilities Director before making any structural or cosmetic alterations to the building or placing additional equipment outside. 4) Conducting weekly inspections of property including buildings and trails, reporting conditions to Facilities Department. 5) Daily inspection of exterior buildings for security. 6) Snow clearing of paths to main entrances and tenant’s vehicle. 7) Being cordial with visitors and providing directions/information about the property. The cottage is a two-story building with approximately 1,000 square feet, one bedroom, one full bath, and can accommodate no more than two individuals.

Period of Performance

The term of any lease resulting from this RFP shall be for one year with an option to renew for up to two additional years in one-year increments.

Place of Performance

The contract will be performed at the Mordecai Lincoln Property located at 62 Mordecai Lincoln Rd, Scituate, MA.

Bidder Requirements

Proposers must be at least 18 years old and demonstrate conformance with all submission requirements. They must have no prior criminal record subject to a CORI background check by the Town Police Department.
