Background

The State of Colorado, Department of Human Services (CDHS), Division of Facilities Management (DFM) is seeking to contract for elevator maintenance and repair services. The goal of this contract is to ensure the safety and operational efficiency of elevators across various state facilities, adhering to the Colorado Conveyance Regulations and applicable safety standards.

Work Details

The contractor will provide comprehensive elevator maintenance and repair services including: 1. Regular inspections and testing as per Colorado Conveyance Regulations, including annual periodic maintenance inspections by May 15 each year and five-year tests witnessed by an independent inspector. 2. Maintenance tasks include adjusting, lubricating, repairing or replacing parts such as elevator machines, motors, gears, controllers, door operators, safety mechanisms, and more. 3. Preventive maintenance routines divided into quarterly, semi-annual, and annual tasks to ensure continuous safe operation. 4. Provision of spare parts sufficient for normal maintenance and emergency repairs on-site within 90 days of contract execution. 5. Maintenance of elevator car phones and voice lines from the entry point to the elevator car. 6. Coordination with DFM Operations Manager for scheduling inspections and repairs.

Period of Performance

The contract will commence on the effective date specified in the contract documents and will continue for an initial term with options for extensions up to a total duration not exceeding five years.

Place of Performance

Services will be performed at various state facilities located throughout Colorado including but not limited to the facility at 1600 W 24th Street, Pueblo CO 81003.

Bidder Requirements

Contractors must possess current licenses as required by state, city, and local jurisdictions. They must also comply with specific insurance requirements and are subject to background checks conducted by the Colorado Bureau of Investigation for all employees performing work under this contract.
