Boulder County Housing Authority (BCHA) is seeking a qualified contractor to provide exterior upgrades at 502 West South Boulder Road in Louisville, Colorado. The purpose of this project is to improve the overall condition, performance, and longevity of the property through targeted exterior rehabilitation. The project will address building envelope components and related exterior elements to enhance durability, energy efficiency, and resident comfort. Background The Boulder County Housing Authority (BCHA) is seeking a qualified contractor to provide exterior upgrades at 502 West South Boulder Road in Louisville, Colorado. The goal of this project is to improve the overall condition, performance, and longevity of the property through targeted exterior rehabilitation. This initiative is part of BCHA's ongoing efforts to preserve and maintain its affordable housing portfolio while ensuring safe, high-quality living environments for residents. Work Details The contractor will perform various tasks including: 1. Mobilization, general conditions, permits, overhead and profit, and fees necessary for the scope of work. 2. Minor site improvements adjacent to buildings such as installing a sign at the property entrance and replacing trash enclosure pickets. 3. Removal of existing privacy fences at tenant patios and replacement with 3-foot tall chainlink fences. 4. Replacement of existing timber retaining wall near the northwest corner of the 506 Building and repair of Unit 506C patio slab. 5. Repair existing parking lot concrete paving including replacement areas and routing/sealing cracks. 6. Removal and replacement of existing siding and trim with underlying water resistive barrier and flashings; painting is incidental to this work. 7. Removal and replacement of existing windows and doors at building entries and mechanical/storage rooms; interior trim work is also included as incidental. 8. Alternate #1 includes installing new 6-foot tall chain link fencing with privacy slats between unit patios instead of the base bid's 3-foot fences. 9. Alternate #2 includes installing new smoking area shelter with slab, footings, framing, roof panels, bench, regrading site as needed, and installation of new timber retaining walls. Period of Performance The contract will commence upon receipt of a Notice to Proceed from BCHA and must be completed within a specified number of calendar days as indicated in the bid submission. Place of Performance The work will be performed at Hillside Apartments located at 502, 506, & 516 West South Boulder Road in Louisville, Colorado. Bidder Requirements Contractors must comply with all applicable local codes and regulations including obtaining necessary permits at their own expense. They must also ensure that their personnel are screened for drug use and background checks as per Owner's requirements.
