Background The Auraria Higher Education Center (AHEC) is seeking quotes for Annual Exterior Door Maintenance on behalf of its Facilities Department. Work Details The contractor will provide comprehensive inspection, maintenance, repair, and preventative maintenance services for approximately 550 exterior doors, which include hollow metal and aluminum storefront doors. Services include: - Door alignment and operation - Frame condition checks - Weatherstripping and seals replacement - Thresholds and sweeps maintenance - Door closers adjustments - Panic hardware and exit devices checks - Hinges and pivots lubrication - Locksets and cylinders inspections - Automatic door operators verification - Minor repairs to maintain proper function. Additionally, the contractor must provide a detailed inspection checklist after each visit that includes a condition assessment report and recommendations for follow-up actions with cost estimates. Period of Performance The initial term of the contract will be from July 1, 2026, through June 30, 2027, with options to renew for four additional one-year periods at AHEC's discretion.
