Site Visit is scheduled for April 15, 2026. This project involves the furnishing of all materials, equipment, labor, and supervision to complete the work described in the contract documents, including drawings and specifications developed by N.K. Bhandari Architecture & Engineering, P.C. The total renovated space is approximately 3,015 Sq. Ft. and will be constructed as a Sensitive Compartmented Information Facility (SCIF). Base interior work includes, but is not limited to: demolition, abatement, new walls, hard ceiling, doors, casework, woodwork, flooring, plumbing, electrical, IT, fire protection, and mechanical work.

Qualification Requirements

Interested contractors must meet the following minimum qualifications: - Experience: Minimum 8 years of successful experience in comparable projects (size, complexity, and scope).

Past Performance

- All three required past performance projects must have a minimum award value of $1,500,000. - At least one of the three required past performance projects must be SCIF construction, performed as the General Contractor.

Key Personnel Experience

The Project Manager and Superintendent must each have a minimum of 8 years of experience in their respective positions. - Prohibition: The Company owner may not serve as the Project Manager.

Special Requirements

The contractor must adhere to the following special conditions: - Security: All personnel must meet HSPD-12 security requirements and any additional customer agency requirements.

Site Conduct

Cell phones and transmittal devices are prohibited on the project site. - Scheduling: Loud or disruptive work must be performed off-hours at no additional cost to the Government. - Coordination: The Contractor is responsible for coordinating all building shut-offs and roof penetrations with GSA Building Management and the Security Division Access Control (SDAC).
