Background The Lee County Board of Commissioners is seeking proposals from qualified vendors for the construction of a new office building at the Lee County Sheriff's Office, located at 119 Pinewood Rd, Leesburg, Georgia 31763. The goal of this project is to design and build an office facility that meets the operational needs of the Sheriff's Office while adhering to county standards and Georgia's minimum building code requirements. Work Details The contract involves the Design-Build-Construction of an office building with two options: - Option 1: A 3,200 sq. ft. building (40' x 80'). - Option 2: A 4,000 sq. ft. building (40' x 100') with an additional climate-controlled storage area. Key specifications include: - Interior framed walls with minimum 2 x 4 construction and 8’ ceilings in offices, bathrooms, and closets. - Three (3) entry doors (3' x 6'8”). - Six (6) separate offices (two for management and four for staff). - Minimum of two accessible restrooms. - A voting/conference area with separate ingress/egress. - A break area with cabinetry and refrigerator space. - An equipment room for mechanical and electrical needs. - An evidence room with secure access requirements. - An IT room. - Climate control throughout the building. - Insulation and necessary MEP equipment included. The contractor must also verify material quantities, provide plans and schedules prior to work commencement, clean up after installation, maintain project aspects until acceptance by the Board of Commissioners, repair any damage to county property during work, submit final construction plans within 60 days of notification to proceed, and complete all work within 90 days from start date or face liquidated damages. Period of Performance The contract work must be completed by 5:00 PM within 90 days from the date the contractor begins work. Place of Performance The project will be performed at the Lee County Sheriff's Office located at 119 Pinewood Rd, Leesburg, Georgia 31763. Bidder Requirements Bidders must attend a pre-bid meeting on April 30, 2026. Proposals must include a completed bid form with total costs, a bid bond or cashier’s check for 5% of the bid amount, proof of worker's compensation insurance if required by Georgia law, general liability insurance of at least $500,000 naming Lee County as additional insured, and automobile liability insurance of at least $500,000 naming Lee County as additional insured. A Performance Bond and Payment Bond will be required if project costs exceed $100,000. Bidders must also submit various affidavits upon award notification.
