Background The General Services Administration (GSA) is seeking to lease office space in Logan, WV. The goal of this contract is to secure a suitable office space that meets the needs of the government. Work Details The Lessor is responsible for designing, constructing, operating, and maintaining the building in accordance with lease requirements. Key tasks include: 1. Submission of construction documents (CDs) that include mechanical, electrical, plumbing, fire protection, life safety, lighting, structural, security, and architectural improvements. 2. Providing a Tenant Improvements (TI) price proposal supported by adequate cost or pricing data for evaluation by GSA. 3. Conducting periodic reviews and inspections during construction to ensure compliance with lease requirements. 4. Submitting product data sheets for materials used within the leased space upon request. 5. Arranging an initial construction meeting and maintaining minutes of discussions and attendance. 6. Ensuring access for government officials during construction for inspections or equipment installation. 7. Providing as-built drawings in CAD format within 30 days after acceptance of the space. 8. Managing project costs including legal fees, insurance, travel costs, and other indirect costs associated with TI and Building Specific Amortized Capital (BSAC).
