Work Details The contractor shall provide all personnel, equipment, supplies, facilities, transportation, tools, materials, supervision, and other items necessary for HVAC preventive maintenance, repairs, cleaning, life cycle upgrades, and replacements. Specific tasks include: 1. Preventive Maintenance: Conduct regular inspections, cleaning, and servicing of all HVAC systems in accordance with ASHRAE Standard 180. This includes routine checks to prevent system failures and ensure efficient operation. 2. Scheduled duct cleaning to maintain air quality and system efficiency with an estimated annual linear footage between 100 linear feet and 3500 linear feet. 3. Corrective Maintenance: Perform necessary repairs and adjustments to restore functionality of HVAC systems including chillers, domestic hot water systems, ice machines, refrigerators, and ancillary equipment. 4. Emergency Repairs: Provide emergency repair services as determined by the Contracting Officer Representative (COR) outlined in the Performance Work Statement (PWS). All emergency repair requests must be approved in advance via written Notice to Proceed from the COR.
