In order to maintain the efficiency and effectiveness of the HVAC systems in the Central Utility Building (CUB), FermiLab has five (5) water cooled Trane CenTraVac chillers and associated refrigerant monitors that require periodic preventative maintenance and corrective maintenance, as needed. The purpose of this statement of work is to define the services, responsibilities, and deliverables for performing preventative and corrective maintenance on the Trane branded water-cooled CenTraVac chillers and refrigerant monitors currently installed. Background Fermi Forward Discovery Group (FFDG) is seeking CUB Chiller Preventative and Corrective Maintenance Services at the Fermi National Accelerator Laboratory (Fermilab) in Batavia, IL. The goal of this contract is to maintain the efficiency and effectiveness of the HVAC systems in the Central Utility Building (CUB), which includes five water-cooled Trane CenTraVac chillers and associated refrigerant monitors that require periodic maintenance. Work Details The subcontractor shall provide all labor, materials, equipment, and supervision necessary to perform the following tasks: 1. Chiller Preventative Maintenance Tasks: a. Quarterly: i. Check general operation of the unit (record inlet and discharge pressures, oil pressure, and bearing temperatures). ii. Verify proper operation of the Tracer™ control system and update logs. iii. Check refrigerant charge level and inspect for leaks using EPA-approved methods. iv. Inspect purge unit operation and record number of cycles. v. Test and calibrate all temperature and pressure sensors. vi. Check oil level; add oil if required. vii. Inspect oil heater and verify operation during standby. viii. Inspect and tighten electrical terminations, contactors, and control wiring. ix. Inspect and test safety interlocks and control safeties (high-pressure, low-pressure, oil differential switches). x. Verify vane actuator operation for proper capacity control. xi. Inspect coupling alignment and vibration levels. xii. Check condenser water flow and temperature differential; verify proper approach. xiii. Review system performance and energy consumption data. xiv. Additional maintenance as indicated by equipment manuals. xv. Provide a written report of completed work, detailed inspection log, indicating any deficiencies detected. b. Every Six Months: i. Lubricate vane control linkage bearings, ball joints, pivot points; ii-vi as per manufacturer guidelines; vii Provide a written report of completed work. c. Annually: i-xiii as per manufacturer guidelines; provide a written report of completed work. 2. Refrigerant Monitor Preventative Maintenance Tasks: a-m as per manufacturer guidelines including inspections, tests, calibrations, cleaning, adjustments, replacements as needed. Place of Performance The services will be performed at the Fermi National Accelerator Laboratory (Fermilab) in Batavia, IL.
