Background The Lexington County Summary Court and Batesburg Leesville Health Center are seeking contractors for the replacement of low-slope roofs. This project is managed by Lexington County Building Services, with Lyon & Associates, LLC acting as the consultant. The goal of this contract is to ensure the structural integrity and weather resistance of the roofs at both facilities, which are critical for their operations. Work Details The contractor will be responsible for the following tasks: 1. Remove and dispose of existing roofs down to the structural concrete deck. 2. Remove and dispose of existing base flashings, metal counterflashings, overflow scupper flashings, skylights, gravity vents, and roof drains. 3. Inspect the structural concrete deck for moisture and debris before installation. 4. Install 18-gauge steel plates over deck openings, adhering a 2-inch base layer of polyisocyanurate insulation in low-rise adhesive to the deck. 5. Install a second layer of insulation as specified in the drawings. 6. Fully adhere a fleece-backed 60 mil PVC KEE membrane in low-rise adhesive and install new accessories such as flashing boots and metal counterflashings. 7. Raise curbs, pipes, and walls to accommodate flashing height requirements. 8. Provide a 20-year non-prorated labor and material warranty upon completion. Period of Performance The work is expected to commence upon receipt of a written Notice to Proceed from the consultant and must be substantially completed within a total of 120 calendar days (90 days for Summary Court and 30 days for Batesburg Health Center). Place of Performance The work will take place at two locations: - Lexington County Summary Court located at 139 East Main Street B, Lexington, SC 29072 - Batesburg-Leesville Health Center located at 229 W Church Street, Batesburg-Leesville, SC 29006. Bidder Requirements Bidders must be duly licensed contractors in South Carolina for the type of work proposed. They are required to submit a bid security amounting to 5% of their base bid amount along with their proposal.
