The operator is expected to provide unique food experiences that complement existing offerings in the Marketplace. Responsibilities include: - Maintaining the kiosk's interior and exterior, including graffiti removal and repairs. - Offering food and/or beverage services to customers. - Providing waste, recycling, and composting receptacles on-site. - Paying for utilities (water/sewage, electricity) associated with the kiosk. - Covering property tax (approximately $2,309 annually) and Marketplace fees (approximately $380 annually). - Staffing the kiosk for at least 6 hours per day for a minimum of 6 days per week year-round, with a preference for breakfast and lunch service. - Obtaining all necessary permits and licenses for operation. The compensation model includes a revenue-sharing agreement where the operator pays 15% of gross revenue receipts with minimum annual payments set at $18,333.33 for Year 1 (including one month rent abatement), $20,000 for Year 2, and $21,000 for Year 3.
