Somerville Chiller Refrigeration Leak Mitigation Compliance in the Mechanical Room to provide adequate airflow to ensure compliance in the event of a major leak

Summary (Newest Update)

Background The Somerville Chiller Refrigerant Leak Mitigation Compliance project is issued by the Massachusetts Trial Court, specifically the Office of Court Management, Facilities Management & Capital Planning. The goal of this contract is to ensure compliance with updated ASHRAE 15 Guidelines regarding refrigerant systems, particularly in the event of a major leak. This will enhance safety and operational efficiency in the Mechanical Room of the Somerville District Court. Work Details The contractor will be responsible for the following tasks: 1. Mitigation of refrigeration leaks in the Mechanical Room to provide adequate airflow as per ASHRAE standards. 2. Installation of a remote condenser split chiller using R-454B refrigerant with an estimated system charge of approximately 40 lbs. 3. Ensure that approximately 7,000 CFM of airflow is achieved to meet ventilation safety standards based on ASHRAE 15 guidelines. 4. Adapt existing ductwork near the chiller for makeup air and pathways for fresh air based on required exhaust CFM. 5. Install a new exhaust fan with power and low voltage DDC controls integration into the existing Alerton Automated Buildings Systems Building Management System, ensuring compliance with NFPA and local codes. 6. Equip the fan with a vertical exhaust stack and reduction cone to minimize reentry risk of flammable gases. 7. Perform detailed duct sizing and layout upon confirmation of refrigerant charge to ensure required airflow is achieved while minimizing disruption and cost by integrating with existing infrastructure. Period of Performance The work is expected to start upon contract award, with substantial completion required by April 1, 2026, and final invoicing by June 30, 2026. Place of Performance The contract will be performed at the Somerville District Court located at 175 Fellsway, Somerville, MA 02145. Bidder Requirements Bidders must attend a pre-bid conference on January 30, 2026, at the project site. All employees must have completed a minimum of 10 hours in OSHA-approved construction safety training prior to starting work on-site. Bidders must submit a Prime/General Contractor Certificate of Eligibility from DCAMM and comply with Massachusetts prevailing wage laws.
