ON CALL PROFESSIONAL SERVICES- Real Estate Brokerage Services

Work Requested

The City is seeking on-call professional real estate brokerage services for a variety of projects involving both City-owned and non-City-owned properties. The scope of work may include: - Consultation - Research - Marketing - Sales - Acquisitions - Valuations - Leasing Consultant commissions for these projects are estimated to range from $1,000 to $150,000 per project. Requests for services will be made on a project-by-project basis, and the scope and magnitude of each project may vary. Additional requirements may be specified depending on the unique needs of individual projects. Who is Requesting: This solicitation is issued by the City for the purpose of engaging qualified consultants to provide real estate brokerage services.

Background

The City intends to utilize a rotation system for consultants; however, for certain projects, multiple proposals may be requested from several on-call consultants. The selection for each project will be based on consultant expertise in specific disciplines, staff availability, and other related qualifications as determined by the City project manager. There is no minimum guarantee of work under these contracts.

Contract Requirements

- Any lease or sale transactions exceeding $250,000 will require City Council approval. - No commissions for lease or sale transactions over $250,000 will be considered earned until City Council approval, contract execution, and, for sales, the closing of escrow. - Additional project-specific requirements may be added as needed.

Instructions on Submission

Requests for services will be issued on a project-by-project basis. Proposals may be solicited from multiple consultants for the same project, and selection will be based on expertise, staff availability, and qualifications.
