Texas Woman’s University (TWU) is seeking competitive responses to a Request for Proposal (RFP) for an annual contract for Fire Sprinkler System Maintenance. Work Details

The contractor will provide inspection, testing, maintenance, and repair services for dry and wet water-based fire protection systems at TWU campuses. Services include: 1. Compliance with NFPA standards for inspection, testing, and maintenance of fire sprinkler systems. 2. Quarterly and annual inspections/testing/maintenance as per NFPA 25. 3. Fire pump assemblies inspection as summarized in NFPA 25. 4. Annual testing of backflow prevention assemblies. 5. Inspection and maintenance of fourteen (14) fire hydrants on the Denton campus. 6. Additional repair services on a time-and-materials basis when requested by TWU. 7. Use of a barcode system for tracking inspections. 8. Major repairs defined as those requiring over twenty (20) man hours or $2,000 in parts must be authorized by TWU prior to commencement.

Period of Performance

The contract is anticipated to begin upon the last signature date and will last for one year, with options to renew for up to three additional one-year terms upon mutual agreement.

Place of Performance

Services will be performed at Texas Woman’s University campuses located in Denton, Dallas, and Houston, Texas.

Bidder Requirements

Proposers must comply with all applicable local, state, and federal laws and regulations. They are required to submit a HUB Subcontracting Plan if their proposal exceeds $100,000. Additionally, proposers must provide proof of insurance meeting TWU’s Third Party Insurance Standards.
