DEM HVAC Maintenance at RI State Park Locations

Background

The Department of Environmental Management (DEM) of the State of Rhode Island is seeking a vendor to provide maintenance and on-call services for heating, air conditioning, and ventilating systems across various state park locations. The goal of this contract is to ensure the efficient operation and maintenance of HVAC systems at facilities including the Blackstone River State Park Visitor Center, Parks and Recreation Headquarters, Fort Adams State Park Maintenance Garage, and other RIDEM facilities.

Work Details

The vendor will be responsible for: 1. Quarterly inspections and maintenance of HVAC systems at the following locations: - Parks and Recreation Headquarters (4 inspections per year) - Blackstone River State Park Visitor Center (4 inspections per year) - Fort Adams State Park Maintenance Garage (4 inspections per year) 2. Providing labor for services or repairs outside required inspections during regular business hours at all locations at a rate of $75.00 per hour. 3. Providing after-hours service or repairs outside regular business hours at a rate of $25.00 per hour. 4. Emergency labor rate for urgent services or repairs at all locations also set at $25.00 per hour.

Period of Performance

The initial contract period will begin upon issuance of the purchase order until December 31, 2030.

Place of Performance

Services will be performed at various locations including Blackstone River State Park Visitor Center, Parks and Recreation Headquarters, Fort Adams State Park Maintenance Garage, and other RIDEM facilities in Rhode Island.

Bidder Requirements

Vendors must comply with all licensing and/or state permits required for the type of service described in this solicitation. A copy of the vendor’s license/permit should be submitted with the bid proposal. Vendors are also required to maintain specific insurance coverage including liability insurance with limits specified in the solicitation.
