Background The General Services Administration (GSA) is seeking lease proposals for office space in Silver Spring, MD. The goal of this contract is to secure a suitable location that meets the agency's operational needs while adhering to federal guidelines and regulations. Work Details The scope of work includes the following tasks: 1. Submission of Tenant Improvement (TI) proposals by qualified general contractors (GCs) or subcontractors using the Tenant Improvement Cost Summary (TICS) Table in CSI Masterformat. 2. Review and compliance checks of TI proposals by the Lessor before submission to ensure adherence to the specified scope of work. 3. Identification and separation of construction costs related to Building shell items from TI costs on the TICS Table. 4. Negotiation of TI and Building Specific Amortized Capital (BSAC) price proposals based on competitive bids, with a minimum of two qualified GCs invited to participate in the proposal process. 5. Submission of construction documents (CDs) that include all necessary mechanical, electrical, plumbing, fire protection, life safety, lighting, structural, security, and architectural improvements. 6. Coordination and installation of Government furniture, fixtures, and equipment impacting the Certificate of Occupancy (C of O). 7. Provision of written progress reports every ten working days after construction starts, detailing work completed by phase and trade along with any issues affecting timely completion.
