Background

The National Cemetery Administration (NCA) has a requirement for HVAC and Ice Machine Maintenance at Eagle Point National Cemetery, which honors veterans with a final resting place and lasting memorials that commemorate their service to the Nation. The contract aims to ensure that the standards of appearance and procedures performed by the Contractor reflect the nation's concern for those interred here, exhibiting absolute decorum, composure, and stability. Work Details: The contractor shall perform HVAC, Ice Machine, and Air Supply Maintenance at Eagle Point National Cemetery. This includes providing all materials, parts, equipment, labor, and supervision necessary to perform maintenance services on all listed units. Specific tasks include: quarterly maintenance such as checking exterior conditions of equipment, inspecting motors and bearings, checking general conditions and proper operation of equipment, checking coil conditions, refrigerant cycles in both heating and cooling modes, safety controls, condensate pans and drains for obstructions; replacing filters with MERV13 pleated filters; checking and tightening belts; lubricating bearings as needed; and reporting findings to the Contracting Officer Representative (COR) within 3 business days. Annual maintenance tasks include cleaning evaporator and condenser coils with non-acidic detergent coil cleaner, verifying refrigerant charge and superheat/subcooling levels meet manufacturer recommendations, flushing condensate drains, cleaning ductwork and air vents, checking contacts for burn or resistance issues, setting time clocks for thermostats, and replacing batteries as needed.
