Background

The Vallecitos Water District (VWD) is a public agency that provides water, wastewater, and reclamation services to the San Marcos area and surrounding communities. The District is governed by a publicly elected Board of Directors and is seeking to sell approximately 32.7 acres of undeveloped surplus land located at the southwest corner of Mission Road and Knoll Road in San Marcos, California. The purpose of this Request for Proposal (RFP) is to obtain the highest and best value for this property while ensuring a transparent, competitive, and legally compliant sale process.

Work Details

The property is being sold as-is, where-is, with no representations or warranties. Buyers are responsible for all due diligence, entitlement review, and development costs associated with the property. The site has a total area of approximately 32.7 acres (portion of APN 220-022-06) and is currently zoned primarily for Residential-3-10 (R-3-10) with portions designated as Light Manufacturing (L-I). The buyer must coordinate with VWD and the City of San Marcos during due diligence to determine requirements for processing entitlements and subdivision mapping. Additionally, the buyer will need to address existing encumbrances such as communication radio towers, irrigation systems, and access roads that may affect development plans.
