Work Details

The selected Proposer will be responsible for the operation, maintenance, and improvement of a golf course that includes: - A 9-hole par 3 golf course - A 2-tiered driving range with 80 bays - A clubhouse/pro shop featuring a restaurant, bar, lounge, and maintenance building. The property spans approximately 41.63 acres and is zoned Commercial Resort with permitted uses including golf course operations, retail, food and beverage services, special events, and restricted gaming (slot machines). Proposers must address significant deferred maintenance estimated at $2 million or more to restore the property to functional condition. The operator will be required to submit a business plan detailing capital improvements over the lease term.

Period of Performance

The term of the ground lease agreement will not exceed twenty (20) years, commencing upon execution of the agreement. A rent abatement period will be granted during the first two years or upon completion of construction.

Bidder Requirements

Proposers must have at least five consecutive years of recent experience in golf course and driving range operations.
