General Contractor The Oquirrh Building Interior Remodel (Main Floor)

Background

The Housing Authority of Salt Lake City (HASLC) is seeking proposals from qualified General Contractors for the interior remodel of the main floor of the historic Oquirrh School in downtown Salt Lake City. This project aims to create a new main office space that aligns with HASLC's mission to provide housing assistance and improve community living conditions. The remodel will be executed in collaboration with Babcock Design’s interior design department.

Work Details

The selected General Contractor will be responsible for providing all labor, materials, supervision, and construction services necessary for the remodel. Key tasks include: - Post-award preparations, permitting, and coordination - Limited pre-construction services including value engineering and cost review - Demolition of existing materials and finishes - Hauling, disposal, recycling, and documentation - New interior construction for the main lobby, offices, and finishes - Painting, flooring installation (including carpet and wood flooring), and related interior finish work - Ensuring accessibility and code compliance according to federal, state, and local requirements - Conducting required inspections, testing, and punch-list completion - Competitive procurement of subcontractors where practicable.

Period of Performance

The contract period will commence upon award and is expected to follow a detailed construction schedule provided by the selected contractor. The proposal submission deadline is July 3, 2026.

Place of Performance

The work will be performed at the Oquirrh School located at 350 East 400 South, Salt Lake City, Utah.

Bidder Requirements

Proposers must demonstrate prior experience with similar projects and comply with federal wage requirements under the Davis-Bacon Act. They must also provide proof of financial capacity to complete the project without being materially affected by cost increases up to 5%. Additionally, contractors must not be debarred or suspended from federal programs.
