Real Estate Lease - Halifax County

Background

The Commonwealth of Virginia, through its Department of General Services (DGS) and the Virginia Department of Health (VDH), is seeking to lease commercial space in Halifax County, VA. The purpose of this lease is to provide suitable office, medical, or retail space for the Southside Health District. The RFP aims to gather proposals that meet the operational needs of the VDH while considering factors such as lease costs and location suitability.

Work Details

The Tenant requires approximately 4,700 usable square feet of office, retail, or medical space. Proposals should include a flat, full-service rental rate for a lease term of either 60 or 120 months. The Tenant seeks occupancy no later than January 1, 2027. Additionally, the proposal must address parking needs for 35 spaces, janitorial services five days a week, and options for lease renewal after six months' notice. The landlord is expected to provide tenant improvements in a turnkey condition based on an approved space plan. Proposals should also include information on technology and telecommunications services available at the premises.

The lease term requested is either 60 or 120 months with occupancy required by January 1, 2027.

Bidder Requirements

Proposers must comply with specific requirements including providing a Commonwealth Substitute W-9 form during negotiations and ensuring that the building complies with all applicable laws and ADA requirements. The landlord must also agree to terms regarding non-disturbance agreements and recording memorandums of lease.
