Leased Space for Office and Warehouse

Background

The Department of Financial Services (Agency) is seeking proposals for leased office and warehouse space to accommodate its Division of Criminal Investigations and State Fire Marshal in Fort Myers, Florida. The Agency aims to secure between 9,681 and 10,674 usable square feet of contiguous space. Savills, Inc. has been authorized as the exclusive representative for this solicitation.

Work Details

The contract requires the provision of office and warehouse space that meets specific requirements: - Total usable square footage must be between 9,681 and 10,674. - The space must include various types of rooms such as enclosed offices, a LAN room, storage/file rooms, a pantry/breakroom, a copy room, a conference room, an open team work area, evidence rooms (secured), equipment rooms (secured), records storage (secured), training center, locker room/shower for decontamination, laundry facility with hookups, IT storage/receiving/workroom, and open bay warehouse. - Adequate parking is required with a minimum of 55 spaces including ADA compliant spaces and secure parking for State-owned vehicles. - The Offeror is responsible for delivering a turn-key build-out that complies with ADA requirements and includes all necessary renovations prior to occupancy. - The lease structure must be full-service (gross), covering base rent and all operating expenses including utilities, maintenance, security systems installation/maintenance, etc.

Period of Performance

The lease is anticipated to commence on April 1st, 2028. Access to the space will be granted 30 business days prior for setup. Proposals are due by August 20th, 2026.

Fort Myers, Florida within specified boundaries outlined in the solicitation document.

Bidder Requirements

Offerors must provide documentation proving control of the proposed property. This includes ownership documentation or authorization from the property owner if submitting on their behalf. Offerors must also comply with all local zoning regulations and provide evidence of authority to conduct business in Florida if applicable.
