Real Estate Lease - Wytheville

Background

The Commonwealth of Virginia, through the Department of General Services (DGS) and its Division of Real Estate Services (DRES), is seeking to lease commercial space in Wytheville, VA for the Virginia Department of Motor Vehicles (DMV). The goal is to establish a customer service center that provides essential services such as driver’s license issuance, vehicle registration, and voter registration. The space must be easily identifiable and accessible via public transportation.

Work Details

The Tenant requires approximately 4,800 usable square feet of commercial space. The proposal should include a flat, full-service rental rate for the lease term and any option terms. The requested lease term is either 60 or 120 months, with a preferred commencement date by March 1, 2027. The proposal must also address parking requirements for 31 spaces, signage rights, technology and telecommunications access, janitorial services five days a week, and tenant improvements to be provided in a turnkey condition. Additionally, the landlord must comply with ADA requirements and ensure the building is free from hazardous materials.

Bidder Requirements

Proposers must provide a signed proposal addressing all specified requirements in the RFP. The landlord must complete a Commonwealth Substitute W-9 form to receive payment from the Commonwealth. Proposals are subject to approval by the Governor of Virginia and funding availability from the General Assembly.
